I'm Blake Galler with Baird & Warner. Before recommending a price or a list of projects, I want to see the property and understand your timing, budget and plans for what comes next.

The decisions we will work through

Price

We'll compare relevant closed sales and current competition, then discuss the differences that matter. An asking price needs a reason behind it.

Preparation

We'll separate necessary work from optional improvements. The aim is to make the property easy to understand and present it well without spending blindly.

Timing

We'll discuss your move, availability for showings and what needs to happen before the property is ready. If you're buying too, that belongs in the plan from the beginning.

Before the listing goes live

We'll agree on the presentation and marketing plan for your home, including photography, listing information and the way the property will be introduced to buyers. I'll explain the proposed services and terms so you know what is included.

Good preparation can be as simple as making rooms easier to use and answering obvious questions about the property. Larger work needs a separate discussion about cost, timing and likely value to a buyer.

Offers are more than a price.

We'll compare the terms as well as the headline number: financing, contingencies, timing and other conditions that affect the transaction. I can explain the real estate choices and coordinate with your attorney on contract questions.

Once a contract is in place, we'll keep track of the remaining steps, respond to issues and work toward the agreed closing. No sale price or timeline is guaranteed.

  • Your preferred timing and any move-related constraints.
  • A list of improvements, approximate dates and useful records.
  • Known property issues or work you are considering.
  • Association information if the property is a condo or townhome.
  • Questions about fees, preparation, showings and communication.

Should I renovate before selling?

Not automatically. Let's look at the property, competing homes, cost and your timing before deciding what work is worthwhile.

Can an online estimate set my list price?

An estimate is a starting point. It may miss condition, layout, improvements and other details that affect how buyers compare your home.

Can you help me sell and buy at the same time?

Yes. We'll discuss both transactions early and coordinate the plan with your financing and other circumstances.
