Four numbers worth putting in context

Closed sale prices

These show completed transactions. Compare similar homes and a clear time period; a change in the mix of homes sold can move a median without changing every home's value.

Available inventory

Look at the actual alternatives in your search or selling category. A count for an entire town may include homes that aren't comparable.

Time on market

Check how the source defines it and whether it counts prior listings. Compare the relevant property type and period before drawing a conclusion.

Also review the relationship between list and sale prices, including which list-price measure the report uses. A percentage without a definition can be misleading.

  • The geographic area and property type being compared.
  • The reporting period and source of the data.
  • Relevant closed sales and current competition.
  • Important differences in condition, size and features.
  • The practical implications for your search or pricing discussion.
