Chicago real estate, one property at a time.

I'm Blake Galler with Baird & Warner. I work with buyers and sellers in Chicago, including Lincoln Park, Lakeview, Andersonville, Ravenswood, Bucktown, Wicker Park, Logan Square, Old Town and West Town.

Choose the routine before the neighborhood label.

Start with where you go during an ordinary week, the type of home you want and what you need to spend. Then compare the specific blocks and properties that fit. Neighborhood names can help organize a search, but they don't answer questions about your commute, parking or the building.

Ways to focus your search

Lincoln Park and Lakeview

If these areas are on your list, compare building types and ownership costs along with the layout. Check outdoor space, parking rights, storage and how the property works for your daily trips.

Andersonville and Ravenswood

Use your regular destinations as reference points and visit the particular block. For an older building, ask about ongoing maintenance and the way common expenses are shared.

Bucktown, Wicker Park and nearby areas

Compare the space you can actually use, not just the room count. A duplex, townhome and single-family house can have very different stairs, light, outdoor access and responsibilities.

For condo buyers: the building matters.

  • What does the assessment include, and what will you pay separately?
  • What do the association records say about reserves and planned work?
  • Are parking, storage and outdoor areas owned, assigned or shared?
  • What restrictions affect pets, rentals or future changes?
  • What questions should your attorney, lender or inspector review?

For sellers: make the comparison specific.

A sale down the street isn't automatically the right benchmark. Floor level, outdoor space, parking, association costs, condition and layout can change the comparison. We'll look at the details and current competition before discussing price and preparation.

Moving between Chicago and the North Shore?

Your sale and purchase should be considered together. Read the relocation guide for the timing and property questions to address early.

Questions I hear from clients

Can you help with a first Chicago condo?

Yes. We'll discuss the search and the building-related questions as well as the purchase process.

Do you work outside the neighborhoods listed here?

Ask me about the location you have in mind. We can discuss the property and how I can help.

Where can I search current listings?

Use the property search and enter your preferred location and filters. Availability changes, so confirm the details of any property you want to see.
